      <title>Six Ways to Make People Like You</title>

   &lt;span style="FONT-SIZE: 10pt; FONT-FAMILY: Arial"&gt;The book, &lt;em&gt;&lt;i&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;How
   to Win Friends &amp;amp; Influence People*, &lt;/span&gt;&lt;/font&gt;&lt;/i&gt;&lt;/em&gt;consistently makes
   the top five whenever there is a survey of most influential or inspiring books, and
   is often second only to the Bible. Dale Carnegie outlines - in very simple steps and
   examples - how to be nice without letting yourself get walked on.&lt;br&gt;
   &lt;br&gt;
   The section titled, &lt;em&gt;&lt;i&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;Six Ways
   to Make People Like You&lt;/span&gt;&lt;/font&gt;&lt;/i&gt;&lt;/em&gt;, reveals six traits kind people of
   the world share:&lt;br&gt;
   &lt;br&gt;
   &lt;strong&gt;&lt;b&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;Become interested in
   other people. &lt;/span&gt;&lt;/font&gt;&lt;/b&gt;&lt;/strong&gt;Note that he doesn't say &amp;#8220;show interest,&amp;#8221;
   but rather &lt;em&gt;&lt;i&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;"become interested&amp;#8221; &lt;/span&gt;&lt;/font&gt;&lt;/i&gt;&lt;/em&gt;-
   change yourself for real, rather than practicing handy habits. Especially in business,
   it's critical that we learn to see prospects as &lt;em&gt;&lt;i&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;people &lt;/span&gt;&lt;/font&gt;&lt;/i&gt;&lt;/em&gt;rather
   than as &lt;em&gt;&lt;i&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;sales.&lt;/span&gt;&lt;/font&gt;&lt;/i&gt;&lt;/em&gt;
   &lt;br&gt;
   &lt;br&gt;
   &lt;strong&gt;&lt;b&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;Smile. &lt;/span&gt;&lt;/font&gt;&lt;/b&gt;&lt;/strong&gt;There's
   probably nothing so positive and contagious as a simple smile. If you have trouble
   smiling sincerely, get your mind out of the dumps and think about something that will &lt;em&gt;&lt;i&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;make &lt;/span&gt;&lt;/font&gt;&lt;/i&gt;&lt;/em&gt;you
   smile.&lt;br&gt;
   &lt;br&gt;
   &lt;strong&gt;&lt;b&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;Remember that a person's
   name is to that person the sweetest and most important sound in any language. &lt;/span&gt;&lt;/font&gt;&lt;/b&gt;&lt;/strong&gt;If
   you are not a pro at remembering people's names, become one. If your mind is dividing
   people into &amp;#8220;important&amp;#8221; and &amp;#8220;not as important&amp;#8221;, remembering
   only those names you value, you're at an enormous disadvantage - in addition to being
   a snob.&lt;br&gt;
   &lt;br&gt;
   &lt;strong&gt;&lt;b&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;Be a good listener and
   encourage people to talk about themselves. &lt;/span&gt;&lt;/font&gt;&lt;/b&gt;&lt;/strong&gt;Most folks don't
   need much encouragement, but those who do will likely thank you for such a great conversation.&lt;br&gt;
   &lt;br&gt;
   &lt;strong&gt;&lt;b&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;Talk in terms of the
   other person's interests. &lt;/span&gt;&lt;/font&gt;&lt;/b&gt;&lt;/strong&gt;Re-ignite your childhood curiosity,
   and ask questions! When possible, learn in advance what their interests are and spend
   a few minutes each day researching those topics so you have something to discuss the
   next time you chat.&lt;br&gt;
   &lt;br&gt;
   &lt;strong&gt;&lt;b&gt;&lt;font face=Arial&gt;&lt;span style="FONT-FAMILY: Arial"&gt;Make the other person
   feel important - and do it sincerely. &lt;/span&gt;&lt;/font&gt;&lt;/b&gt;&lt;/strong&gt;Notice the talents
   and abilities of others. Show gratitude to the grocer for not smashing your bread.
   Admire the speed of the clerk at the DMV. If you can't find something complimentary
   about another person, you're not looking hard enough.&lt;br&gt;
   &lt;br&gt;
   I hope Carnegie's tips serve as a reminder for how you can make the world a better

   , a smaller city in southeastern

   of about one million.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;The annual three-way
   conferences have previously been held in 
   &lt;st1:City w:st="on"&gt;Beijing&lt;/st1:City&gt;
   but the China Real Estate Association (CREA) wanted to bring the conference to members
   outside the major metropolitan areas such as 
   &lt;st1:place w:st="on"&gt;
      &lt;st1:City w:st="on"&gt;Beijing&lt;/st1:City&gt;
   &lt;/st1:place&gt;
   .&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;

   history of Jiang Xi province by the Director of the Provisional Real Estate Department,
   I was given the honor of presenting the initial speech on a subject requested by CREA:

   green builders, McStain, as well as information, photos the diagrams from various
   Internet sites, the hour long (including interpretation) Power Point presentation

   and illustration of 
   &lt;st1:place w:st="on"&gt;
      &lt;st1:PlaceName w:st="on"&gt;Green&lt;/st1:PlaceName&gt;
      &lt;st1:PlaceType w:st="on"&gt;Building&lt;/st1:PlaceType&gt;
   &lt;/st1:place&gt;
   , my emphasis was on its critical importance in building a sustainable environment
   planet-wide.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;
&lt;/p&gt;

   on questions and comments I received afterward, the presentation was very well received
   and could easily be used again by myself, PLs and others within the IOC &amp;#8220;family&amp;#8221;.&lt;/font&gt;

   is a description of the current state of the program:&lt;/font&gt;

   Xian is trying to determine the current status.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Four
   or five training centers (connected to either the Ministry of Construction or the
   Ministry of Labor) have already signed agreements to present the training materials
   and several more are in negotiation to do so.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;I
   do not know the location of these centers but most/many are at local real estate associations.&lt;/font&gt;&lt;/font&gt;
&lt;/p&gt;
&lt;p class=MsoNormal style="MARGIN: 0in 0in 0pt 42pt; TEXT-INDENT: -0.25in; TEXT-ALIGN: justify; mso-list: l3 level1 lfo1; tab-stops: list 42.0pt"&gt;
   &lt;font face="Times New Roman"&gt;&lt;span style="mso-list: Ignore"&gt;&lt;font color=#000000&gt;&lt;font size=3&gt;2.&lt;/font&gt;&lt;span style="FONT: 7pt 'Times New Roman'"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/span&gt;&lt;font color=#000000 size=3&gt;The
   materials are based on the GRI with additional Chinese topics/information.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;However,
   at this time, students will not be granted the GRI designation.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;International
   membership in NAR will be available but will not be encouraged as the benefits of
   such membership require the ability to read English and use the Internet.&lt;/font&gt;&lt;/font&gt;
&lt;/p&gt;
&lt;p class=MsoNormal style="MARGIN: 0in 0in 0pt 42pt; TEXT-INDENT: -0.25in; TEXT-ALIGN: justify; mso-list: l3 level1 lfo1; tab-stops: list 42.0pt"&gt;
   &lt;font face="Times New Roman"&gt;&lt;span style="mso-list: Ignore"&gt;&lt;font color=#000000&gt;&lt;font size=3&gt;3.&lt;/font&gt;&lt;span style="FONT: 7pt 'Times New Roman'"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/span&gt;&lt;font color=#000000 size=3&gt;The
   training will be 10-12 days in length and be divided into basic sales training for
   students with no experience in real estate and advanced training for current agents.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;The
   basic portion is complete but the advanced materials are still being developed.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;I
   do not know who/what is preparing these curriculum materials but it will &amp;#8220;take
   time&amp;#8221; to complete.&lt;/font&gt;&lt;/font&gt;
&lt;/p&gt;
&lt;p class=MsoNormal style="MARGIN: 0in 0in 0pt 42pt; TEXT-INDENT: -0.25in; TEXT-ALIGN: justify; mso-list: l3 level1 lfo1; tab-stops: list 42.0pt"&gt;
   &lt;font face="Times New Roman"&gt;&lt;span style="mso-list: Ignore"&gt;&lt;font color=#000000&gt;&lt;font size=3&gt;4.&lt;/font&gt;&lt;span style="FONT: 7pt 'Times New Roman'"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/span&gt;&lt;font size=3&gt;&lt;font color=#000000&gt;Instructors
   are/will be Chinese.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;An initial Train-the-Trainer
   was presented by Mike Brodie of 
   &lt;st1:State w:st="on"&gt;
      &lt;st1:place w:st="on"&gt;Texas&lt;/st1:place&gt;
   &lt;/st1:State&gt;
   earlier this year; there were eight graduates.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;A
   second group of 15 were trained by professors at a 
   &lt;st1:place w:st="on"&gt;
      &lt;st1:City w:st="on"&gt;Beijing&lt;/st1:City&gt;
   &lt;/st1:place&gt;
   teacher&amp;#8217;s college.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;
&lt;/p&gt;
&lt;p class=MsoNormal style="MARGIN: 0in 0in 0pt 42pt; TEXT-INDENT: -0.25in; TEXT-ALIGN: justify; mso-list: l3 level1 lfo1; tab-stops: list 42.0pt"&gt;
   &lt;font face="Times New Roman"&gt;&lt;span style="mso-list: Ignore"&gt;&lt;font color=#000000&gt;&lt;font size=3&gt;5.&lt;/font&gt;&lt;span style="FONT: 7pt 'Times New Roman'"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/span&gt;&lt;font color=#000000 size=3&gt;The
   trainers are required to pass the same exam as will their student.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;However
   the test is apparently too difficult based on the &amp;#8220;high&amp;#8221; failure rate

   but some cities, mainly

      a result, the market in

      has dropped by 70%-80% while that in

         &lt;st1:place w:st="on"&gt;Beijing&lt;/st1:place&gt;

      has dropped by about 50%.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;CREA&amp;#8217;s
      Mr. Gu believes that the overheated real estate market will soon be over.&lt;/font&gt;

   9/26, Xian arranged for me to take a tour (with interpreter) of the

   three interviews with Japanese media the morning of the 3&lt;sup&gt;rd&lt;/sup&gt;&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;(and
   assisted occasionally in the interpretation) and attended the Japan-U.S. Summit on
   the night of the 3&lt;sup&gt;rd&lt;/sup&gt;.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;He was
   briefly introduced at this last event but will need to be more completely introduced
   to FRK/RECAJ leadership at another time.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;I&amp;#8217;ve
   asked Takashi to be sure this happens.&lt;/font&gt;

   and the national headquarters of Zen Ichi.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;

   &lt;font face="Times New Roman" color=#000000 size=3&gt;Recruit is a very large organization
   that provides support, especially media support, to a number of industries, including
   real estate.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;They print seven or eight
   real estate (for sale, for rent, second home/resort properties, etc.) large catalogs
   every other week.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Some are free to the
   public, others can be bought on the newsstand.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;They
   also have a national web site and a mobile phone data download facility.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;They&amp;#8217;ve
   attended NAR conventions for several years and will be in 
   &lt;st1:City w:st="on"&gt;
      &lt;st1:place w:st="on"&gt;San Francisco&lt;/st1:place&gt;
   &lt;/st1:City&gt;
   .&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;As they&amp;#8217;re now interested in
   providing NAR designation education, they&amp;#8217;d like us to arrange several meetings
   for them.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;I&amp;#8217;ll contact CRS, Miriam
   will contact REBAC as well as have International staff discuss an international GRI
   with them.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Recruit works closely with
   several of the Japanese real estate associations and, as a result, seems to be a good
   match.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Any education presented in 
   &lt;st1:place w:st="on"&gt;
      &lt;st1:country-region w:st="on"&gt;Japan&lt;/st1:country-region&gt;
   &lt;/st1:place&gt;
   would need to be taught in Japanese which means any of NAR&amp;#8217;s institutes, societies
   and councils would need to develop a train-the-trainer plan.&lt;/font&gt;

   become a major financing tool for major commercial projects very similar to U.S. REITs.&lt;/font&gt;

   discuss how the

      &lt;st1:place w:st="on"&gt;U.S.&lt;/st1:place&gt;
   &lt;/st1:country-region&gt;
   provides sales data as the Japanese government has decided that publicly available
   sales data could prevent a future bubble like the one that happened 15 years ago.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Our
   answers obviously were that there are many ways this is done as it varies from state
   to state.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Al stressed the MLS as the
   most accurate source, especially NAR&amp;#8217;s new Pending Sales Data Index.&lt;/font&gt;
&lt;/p&gt;
&lt;p class=MsoNormal style="MARGIN: 0in 0in 0pt; TEXT-ALIGN: justify"&gt;

   introductions, each organization described their association and outlook for the future.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;As
   most of them had attended APREC, Al spent his time explaining in a very clear fashion
   why he/NAR believes that there is no real estate bubble that will break.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;The
   Japanese were quite appreciative of his remarks.&lt;/font&gt;

   Although initially I was somewhat reluctant to attend the APREC meeting, coming to 
   &lt;st1:City w:st="on"&gt;
      &lt;st1:place w:st="on"&gt;Osaka&lt;/st1:place&gt;

   provided me with the opportunity for many other meetings that proved most valuable.&lt;/font&gt;

   At Real Simple, we love microfiber cloths, the no-chemical alternative to dusting.
   They&amp;#8217;re great for the environment, just throw them in the wash and re-use. &lt;/font&gt;&lt;/font&gt;
&lt;/p&gt;

   &lt;font color=#000000 size=3&gt;When you dust, let gravity work for you. Start up high,
   and work your way down, saving vacuuming for last. This is the most efficient way
   to clean.&lt;/font&gt;

   is a good tool for cleaning dirt off the floor. Its microfiber cleaning pad attracts
   dirt without leaving a dusty trail. For really dirty floors, combine it with a floor
   cleaner, like Earth Friendly Products Floor Cleaner, or Murphy&amp;#8217;s Oil Soap.&lt;/font&gt;
&lt;/p&gt;
&lt;p class=textbodyblack style="MARGIN: auto 0in"&gt;
   &lt;font size=3&gt;&lt;font color=#000000&gt;&lt;strong&gt;&lt;span style="FONT-FAMILY: Verdana"&gt;Upholstery&lt;/span&gt;&lt;/strong&gt;
   &lt;br&gt;
   If there&amp;#8217;s a W on the care tag, you can clean the piece yourself.&amp;nbsp; We recommend
   doing it once or twice a year. If there&amp;#8217;s no W on the tag, play it safe and
   consult a pro, getting it professionally cleaned about once every two years.&lt;/font&gt;&lt;/font&gt;
&lt;/p&gt;
&lt;p class=textbodyblack style="MARGIN: auto 0in"&gt;
   &lt;font color=#000000 size=3&gt;1. Add two capfuls of Woolite to a bucket of cool water.
   Dip in a sponge and wring it out well, then rub a thin layer of the solution onto
   each cushion, starting with the dirtiest side.

   2. Balance the cushions against one another or the wall to dry. Put colorfast towels
   or white paper towels between points where pieces touch, leaving as much surface area
   as possible exposed to the air.&lt;br&gt;
   3. Clean the body of the sofa or chair, wringing the sponge out well so you&amp;#8217;re
   using as little liquid as possible. Let all pieces air-dry before reassembling to
   prevent mildew.&amp;nbsp; &lt;/font&gt;

&lt;p class=textbodyblack style="MARGIN: auto 0in"&gt;
   &lt;font color=#000000 size=3&gt;Super Sponge &amp;#8211; This dry-cleaning sponge is a cellulose
   foam-latex pad that cleans without water or any harsh chemicals. When we consulted
   cleaning experts for this story, this was the one product that won unanimous praise.
   The foam-latex attracts particles of soot, dust and pet hair from upholstery, fabric
   shades and lampshades. It&amp;#8217;s like an eraser, and best of all, there&amp;#8217;s absolutely
   no toxicity associated with this product. But don&amp;#8217;t expect it to remove stains.&lt;/font&gt;
&lt;/p&gt;
&lt;p class=textbodyblack style="MARGIN: auto 0in"&gt;
   &lt;font color=#000000 size=3&gt;After vacuuming the fabric, run the sponge across it in
   short, even strokes, being particularly gentle with delicate silks and wools, which
   can stretch if pulled. When the sponge starts to show dirt, wash it with soap and
   water, wring it out, and let it air-dry. (Ace Professional Soot &amp;amp; Dirt Remover
   Sponge, $4 at Ace Hardware stores)&lt;/font&gt;
&lt;/p&gt;
&lt;p class=textbodyblack style="MARGIN: auto 0in"&gt;
   &lt;font size=3&gt;&lt;font color=#000000&gt;&lt;strong&gt;&lt;span style="FONT-FAMILY: Verdana"&gt;Drapes&lt;/span&gt;&lt;/strong&gt;
   &lt;br&gt;
   It&amp;#8217;s a good idea to have your drapes professionally cleaned once every couple
   years. Giving them a regular, thorough dusting will limit expensive trips to the dry
   cleaner.&lt;br&gt;
   1. Gently tug drapes to open pleats. Vacuum each panel, using a low setting and the
   brush attachment. Hold the brush an inch away to avoid pulling on delicate or loosely-woven
   fabrics.&lt;br&gt;
   2. Pay extra-attention to the lower foot of the drapes, where dust and dirt accumulate
   close to the floor. 
   &lt;br&gt;
   3. To remove smudges, apply a bit of baby powder to a clean toothbrush and gently
   brush the spot. The powder protects the fabric and helps lift dirt.&lt;/font&gt;&lt;/font&gt;
&lt;/p&gt;
&lt;p class=textbodyblack style="MARGIN: auto 0in"&gt;
   &lt;font size=3&gt;&lt;font color=#000000&gt;&lt;strong&gt;&lt;span style="FONT-FAMILY: Verdana"&gt;Rugs&lt;/span&gt;&lt;/strong&gt;

   You should have area rugs professionally cleaned once a year, but to minimize dirt
   buildup in between cleanings, here are three easy steps.&lt;br&gt;
   1. Place the rug facedown on an old, but clean sheet, and vacuum it thoroughly. Turn
   it over, and vacuum the other side.&lt;br&gt;
   2. Using a sponge or a clean, damp towel, gently blot dirty areas several times. Alternate
   with a dry towel to keep the moisture to a minimum.&lt;br&gt;
   3. Work carefully over the damp areas with a soft, clean carpet brush to raise the
   pile and expose the fibers to the air. The agitation will dry the fibers and lift
   any remaining dirt.&lt;/font&gt;&lt;/font&gt;

   week to take their legislative concerns to Congress, to find out more about the real
   estate boom and to tour the National Association of Realtors new building.

   Realtors coming to NAR&amp;#8217;s six-day Midyear Legislative Meetings &amp;amp; Trade Expo
   will attend a series of political forums on federal issues which will provide members
   with insights and information regarding important legislative and regulatory issues
   facing the industry.

   &lt;br&gt;
   Chief among their concerns is the real estate market outlook&amp;#8212;that is, will the
   real estate boom, which has buoyed the economy for the past five years, continue?
   Realtors also will want to impress upon their congressional leaders the importance
   of passing legislation that would allow small businesses to enroll in the same kind
   of health care plans enjoyed by large corporations and unions. 
   &lt;br&gt;
   &lt;br&gt;
   Key legislators, federal agency representatives and top industry executives will address
   attendees at this year&amp;#8217;s meetings on issues that impact real estate. Of special
   interest to Realtors is how proposed reforms to mortgage giants Freddie Mac and Fannie
   Mae will affect the real estate boom and their businesses, and programs to increase
   minority home ownership.

   On Wednesday and Thursday, May 11-12, members and guests will have opportunities to

   The Regulatory Issues Forum, Tuesday, May 10, 9:30&amp;#8211;11 a.m., at the Marriott

   Fannie Mae and Freddie Mac, and their impact on the real estate industry. Several
   experts, including Kent Colton, principal of K. Colton, LLC, and fellow of the Harvard
   University Joint Center for Housing Studies, and Richard K. Green, professor of real
   estate and finance, George Washington University, will review the proposed regulatory
   reforms and their possible effects. 
   &lt;br&gt;
   &lt;br&gt;
   The Land Use, Property Rights and Environment Forum, Tuesday, May 10, 11 a.m.&amp;#8211;12:30
   p.m., at the Omni Shoreham Hotel will feature Rep. Richard Pombo (R-Calif.), chair
   of the House Resources Committee (invited), and Assistant Secretary Craig Manson,
   of the Fish, Wildlife and Parks Service, Department of Interior; Keiran Suckling,
   senior policy analyst, Center for Biological Diversity, and Jim Sims, executive director,
   Partnership for the West. Speakers will focus on the Endangered Species Act &amp;#8211;
   current status of the act, how it works to protect species, and proposals to reform
   the act to make it more protective of both species and property rights.

   At the Equal Opportunity-Cultural Diversity Forum, Tuesday, May 10, 1-3 p.m., Marriott
   Wardman Park Hotel, corporate leaders will speak frankly about their views for the
   future and whether diversity may be corporate America&amp;#8217;s greatest strength. Invited
   speakers include Luke Visconti, founder of Diversity Inc.; Jose Menendez, director
   of emerging markets for Stewart Title Co., and corporate representatives from Hewlett
   Packard and Marriott.

   The Legislative &amp;amp; Political Forum, Tuesday, May 10, 7:30&amp;#8211;9 a.m., Marriot

   Plan (HR 525 and S 406) legislation, one of NAR&amp;#8217;s top priorities to address
   the health concerns of the significant number of NAR members and other small businesspersons
   who are uninsured due to high costs. The second part will feature an insider&amp;#8217;s
   perspective of the congressional political landscape. Invited speakers include Sen.
   Jim Talent (R-Mo.), speaking on small business health plans; Rep. Tom Reynolds (R-New

    Clean out the garage. Get rid of tools you don't use or that are rusted or beyond
   repair.&lt;br&gt;
    Inspect the roof and gutter.&lt;br&gt;
    Examine exterior and touch up if needed. Power wash the outside of the house, including
   windows.&lt;br&gt;
    Drain all sediment from your hot water heater.&lt;br&gt;
    Perform maintenance on home cooling systems.&lt;br&gt;
    Donate clothing that has not been worn for more than two years.&lt;br&gt;
    Using a telescoping vacuum extension, sweep away all cobwebs and dust near the ceilings.&lt;br&gt;
    Wash the walls throughout the house using 1/2 cup ammonia, 1/4 cup white vinegar
   and 1/4 cup baking soda to 1 gallon of warm water.&lt;br&gt;
    Wash all inside windows. Vacuum out the tracks.&lt;br&gt;
    Vacuum/wash/dry clean all window coverings.&lt;br&gt;
    Dust and wash light fixtures and chandeliers.&lt;br&gt;
    Wash all knickknacks.&lt;br&gt;
    Vacuum lampshades. Replace light bulbs.&lt;br&gt;
    Clean out and reorganize the linen closet..&lt;br&gt;
    With a vacuum brush, remove hair stuck to walls and ceiling by hair dryers and hair
   spray.&lt;br&gt;
    Deep clean shower, toilet, floor and sink.&lt;br&gt;
    Inventory the medicine cabinet and toss expired medicines.&lt;br&gt;
    Defrost freezer (if needed) and wash out refrigerator. Toss out expired foods.&lt;br&gt;
    Remove screen on stove fan and wash.&lt;br&gt;
    Clean oven and soak stove rings and drip pans.&lt;br&gt;
    Go through your kitchen appliances, clean thoroughly and get rid of ones you no
   longer use regularly.&lt;br&gt;
    Use your vacuum on the front of the coils and motor to remove dust and dirt.&lt;br&gt;
    Vacuum books and bookshelves.&lt;br&gt;
    Launder all quilts, blankets, comforters and bedspreads. Turn mattresses.&lt;br&gt;
    Move all furniture to the center of each room and vacuum thoroughly.&lt;br&gt;
    Rent a carpet cleaner or hire a company to clean your carpets.&lt;br&gt;
    Inventory the contents of each room. Force yourself to get rid of the things you
   don't need.&lt;br&gt;

    Put the proceeds toward a family vacation, or visit a local amusement park, water

   represent the NAR and its CIPS designation at the Brawman International Forum in Shanghai;
   2) to meet with the regional USAID representative and offer our condolences to REBA
   in Bangkok; 3)&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;to participate in the
   first NAR/VREA conference in Hanoi as well as hold meetings with representatives of
   the embassy, U.N. mission and USAID; and 4) to hold a planning meeting with SKHREA
   for the first biannual Asia-Pacific Leadership Summit to be held in Hong Kong in early
   2006.&lt;/font&gt;

   CRB, Randy Eagar, CRS and myself, CIPS) of the NAR affiliate representatives arrived
   on the same flight.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;We were picked up
   at the airport by Catherine Lee, Manager, and Joyce Zhou, chairman&amp;#8217;s assistant,
   two Brawman employees, and were excellently hosted by Brawman from then until our
   respective departures.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;Xiannian
   Ye met us at the hotel and was with us the rest of the time.&lt;/font&gt;

   of a visit to Brawman&amp;#8217;s offices, the spring Real Estate Exposition which included
   Brawman&amp;#8217;s 6,000 unit Beverly Beach development on Hainan Island, shopping in
   the Yuyuan Gardens area, a visit to the Shanghai Museum and, of course, a marvelous
   lunch and dinner.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;The morning of March
   19&lt;sup&gt;th&lt;/sup&gt; was a tour of the Lujiazui financial area and a tour of the 
   &lt;st1:PlaceName w:st="on"&gt;Jin&lt;/st1:PlaceName&gt;
   &lt;st1:PlaceName w:st="on"&gt;Mao&lt;/st1:PlaceName&gt;
   &lt;st1:PlaceName w:st="on"&gt;Tower&lt;/st1:PlaceName&gt;
   , the tallest building in

   of our visit took place on the afternoon of the 19&lt;sup&gt;th&lt;/sup&gt;.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/font&gt;

   &lt;font face="Times New Roman" color=#000000 size=3&gt;The Real Estate Investment Internationalization
   Forum 2005 began with a speech by Yunchang Gu, Vice President and Secretary General
   of the China Real Estate Association.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Having
   heard Gu several times before, I felt his remarks were more open and realistic than
   I&amp;#8217;ve heard before:&lt;/font&gt;
&lt;/p&gt;
&lt;p class=MsoNormal style="MARGIN: 0in 0in 0pt; TEXT-ALIGN: justify"&gt;
   &lt;o:p&gt;
      &lt;font face="Times New Roman" color=#000000 size=3&gt;&amp;nbsp;&lt;/font&gt;
   &lt;/o:p&gt;
&lt;/p&gt;
&lt;p class=MsoNormal style="MARGIN: 0in 0in 0pt; TEXT-ALIGN: justify"&gt;
   &lt;font face="Times New Roman" color=#000000 size=3&gt;The Chinese are obviously concerned
   about the market being overheated.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Prices
   have increased 16.4% in the eastern region and are close to 9% in the western areas.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;The
   reasons, they believe, are 1) increase in cost of materials and 2) demand exceeding
   supply.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;In order to achieve stable prices,
   they feel they must establish a balance between supply &amp;amp; demand.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;They
   will control supply by land controls and need to do a detailed analysis of demand.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Their
   plans for demand include controlling both interest rates and exchange rates and increasing
   the down payment required.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;In 
   &lt;st1:City w:st="on"&gt;
      &lt;st1:place w:st="on"&gt;Shanghai&lt;/st1:place&gt;
   &lt;/st1:City&gt;
   they&amp;#8217;ve gone an extra step by imposing a 0.2% tax on the transfer of real estate
   title&lt;/font&gt;
&lt;/p&gt;
&lt;p class=MsoNormal style="MARGIN: 0in 0in 0pt; TEXT-ALIGN: justify"&gt;
   &lt;o:p&gt;
      &lt;font face="Times New Roman" color=#000000 size=3&gt;&amp;nbsp;&lt;/font&gt;
   &lt;/o:p&gt;
&lt;/p&gt;
&lt;p class=MsoNormal style="MARGIN: 0in 0in 0pt; TEXT-ALIGN: justify"&gt;
   &lt;font face="Times New Roman" color=#000000 size=3&gt;Gu recognizes that the 
   &lt;st1:place w:st="on"&gt;
      &lt;st1:country-region w:st="on"&gt;U.S.&lt;/st1:country-region&gt;
   &lt;/st1:place&gt;
   is not as &amp;#8220;nervous&amp;#8221; about prices increases in our secondary (resale) market.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;He
   therefore believes that 
   &lt;st1:country-region w:st="on"&gt;China&lt;/st1:country-region&gt;
   should look at securitizing loans since in 
   &lt;st1:country-region w:st="on"&gt;
      &lt;st1:place w:st="on"&gt;China&lt;/st1:place&gt;
   &lt;/st1:country-region&gt;
   banks are the only source of mortgage loans.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;
   &lt;st1:country-region w:st="on"&gt;
      &lt;st1:place w:st="on"&gt;China&lt;/st1:place&gt;
   &lt;/st1:country-region&gt;
   , he says, must learn from its past mistakes and learn from international markets
   about tax disincentives, control of land supply and removal of old housing in a socially
   responsible manner.&lt;/font&gt;
&lt;/p&gt;

   was Yin Kunhua, Director of Real Estate Research Center in the Finance &amp;amp; Economics

   Yin&amp;#8217;s research shows that prices have doubled in the past four years while,
   in the same time period, disposable income has increased 50%-60%.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Real
   estate has benefited the overall economy of 
   &lt;st1:City w:st="on"&gt;Shanghai&lt;/st1:City&gt;
   and represents 8% of the entire economy (he stated that real estate is 11% of the

   sometimes done by governments and sometimes by various NGOs.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;It
   seems to be the only way in which banks can be persuaded to make such loans.&lt;/font&gt;

   especially since the Assembly has just passed a micro-finance bill.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;The
   real problem, they said, is that housing is pretty capital intensive.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Housing
   loans in 
   &lt;st1:country-region w:st="on"&gt;Vietnam&lt;/st1:country-region&gt;
   are a problem given that the government &amp;#8220;owns everything&amp;#8221; (once in 
   &lt;st1:City w:st="on"&gt;
      &lt;st1:place w:st="on"&gt;Hanoi&lt;/st1:place&gt;
   &lt;/st1:City&gt;
   we found that this is only true of the land for which owners of improvements have
   a use right in perpetuity).&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;John&amp;#8217;s
   mission is to provide private financing, establishing a private financial network
   outside of the state owned banks.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;He
   has 140 banks around the world making loans to poor people because the 
   &lt;st1:country-region w:st="on"&gt;
      &lt;st1:place w:st="on"&gt;U.S.&lt;/st1:place&gt;
   &lt;/st1:country-region&gt;
   government guarantees these loans at a 50% level.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;There&amp;#8217;s
   $10 million in lending currently going on in
